New Two Story Addition

The goal for this project was to take an old two story back porch and deck with a screened in bottom and create more usable space. The homeowner wanted a “tree top view” on the second floor with lots of windows, a new deck on one side and a small balcony on the other. Below was to become an new office space with a usable patio under the deck.

As you can see the screened in porch and deck were usable but not great. The homeowner was ready for something new. After town meetings and preparing plans it was time to start the winter long project. We were keeping the existing framing and had to support it while pouring a new slab concrete floor and drainage ditch around the foundation. Radiant heat was going to be installed under the tile floor in the bottom floor. All new deck framing was started along with a new stairway direction with new landing. Oh did I mention winter, very cold!

As the winter rolled along, so did the work. The addition was insulated, new walls, windows, doors, flooring etc. Then finally the spring started to come around. The yard work was started and the final touches to the exterior were complete. New deck with Azek trim boards, CorrectDeck decking, and Trademark railing system makes this a complete maintenance free exterior deck. A small balcony with the same materials was completed on the opposite side of the room for viewing the garden.
